Greener by Design (GbD) provides
understanding of the still complex world of DG and microgrid development.
While there are many DG and Combined Heat & Power (CHP) projects that have islandable capabilities and could be considered “microgrids”, the recent impetus to make microgrids a priority was a need for more resilient systems following such natural disasters as Superstorm Sandy. Working with experts from across the United States including Sandia National Lab, the Rocky Mountain Institute, the U.S. Department of Energy, and a host of utilities, regulators and universities.
Walter Reed Hospital, East Baltimore Development Inc., Staten Island EDC, the Cities of Hoboken, Seaside Heights, and Woodbridge and a host of private sector portfolios hired GbD to begin the process of designing ‘islandable’ systems that recognize the need for both resilient emergency power and economically viable MicroGrids.
Greener by Design is working with Maher Terminals to conduct a comprehensive analysis of energy use and environmental impacts from operations. Tasks include:
Technical and financial feasibility assessments for all energy related systems, including roof-top solar installations, facilitating solar renewable energy credits and creating a microgrid.
Energy audit services for buildings on site.
Energy policy advisory services for the large fleet of specialized vehicles used to move containers at one of the nation’s busiest ports.
Conduct alternative vehicle and fleet analysis to prescribe new electric cranes and fleets.
Coordinate waterfront permitting and dredging projects. .
Atlantic Shores Offshore Wind, LLC is a 50/50 partnership between Shell and EDF Renewables to design and build offshore wind turbines and provide offshore wind energy solutions to State of New Jersey.
Greener by Design, performed economic analyses of capital and operational expenditure budgets and infrastructure investment programs for proposed offshore wind power projects of 400 MW, 800 MW and 1100 MW, as required by the New York State (NYSERDA) and the New Jersey Board of Public Utilities (NJBPU). Greener by Design was part of the team successfully awarded 1500 MW of offshore wind with the Atlantic Shores Offshore Wind program. GbD is currently working with Cohn Resnick on the 1,510 MW of offshore wind capacity project from the NJ BPU that Atlantic Shores Offshore Wind (ASOW). On behalf of ASOW, the GbD Team will develop a protocol to track and verify ASOW’s New Jersey local expenditures and economic benefits over the course of the project.
Greener by Design assisted McGraw Hill in the development of a net metered 14 MW solar photovoltaic generating facility at its East Windsor, NJ campus.
Greener by Design advised McGraw Hill through the selection process for a Power Purchase Agreement (PPA) with a solar developer who owns the McGraw Hill solar facility.
GbD assisted with development of the RFP for the PPA Providers, various solar concepts and methods for construction, and guidance for the project team.
GbD performed a third-party evaluation of the proposed interconnection to and utilization of an existing privately owned local Central Utilities Plant (CUP) for Quest.
In addition, GbD served as Quest’s technical advisor regarding the proposed Energy Services Agreement. GbD concluded with a report that summarized this evaluation and provided recommendations to accommodate the client’s needs and concerns on receiving electricity, steam, and chilled water from the CUP.
Greener by Design in partnership with New Jersey Institute of Technology - Center for Building Knowledge and Regional Planning Association worked on The Microgrids For Resilient Communities Planning Project (“Micro-RC” project).

This project is funded by a New Jersey Department of Community Affairs, Statewide and Regional Planning Assistance Grant and focuses on the Township of Neptune, Galloway Township, and the City of Newark.

GbD assisted Randolph Township with their trails wayfinding. They previously helped create the Trails Master Plan, which was awarded the 2018 Community Awards Program for Planning from Morris Park Alliance.
GbD recently assisted Denville Township with completing a comprehensive Trails Master Plan. The plan proposes creating 23 trail segments throughout the municipality totaling more than 18 linear miles of trails with links to key destination, such as the NJ Transit Denville Station, St. Clare’s Hospital, town and county parks, schools, lakes, rivers, surrounding town trail systems and Denville's vibrant downtown business district. GbD was the lead consultant for Staten Island Economic Development Corporation in the West Shore BOA (Brownfield Opportunity Area) for the following areas:
· Led the project scope for transportation and land use analysis, study area boundary, community participation and visioning process, project goals and objectives, etc.
· Community Engagement Plan and Techniques to Enlist Partners.
· Initiated Support from Public Officials and Agency Coordination as a One-Stop.
· Conducted Market and Economic Analysis of the BID, Green Zone, and BOA Area.
· Grant Applications and Funding Assistance Opportunities.
·· Created a business development case study for Staten Island’s port industry
Savills Studley is a leading commercial real estate services firm that specializes in tenant representation. Savills Studley contacted GbD to help site potential locations for two of their clients, both of whom have high energy demands and resiliency preferences. GbD then provided energy market assessments for each potential site.
Greener by Design assists Bijou Properties, a sustainable real estate development company, obtain financial incentives for various energy-related projects. The team is in the process of obtaining incentives for two cogeneration units and two Pay for Performance projects. As a result of Bijou Properties sustainability efforts, they have been awarded the New Jersey Future Smart Growth Award
GbD is supporting Woodbridge in sustainable energy planning and implementation, which includes assistance with the Township’s Sustainable Jersey certification applications, Sustainable Community Plan and its Green Office Challenge.
Woodbridge Township had been the Sustainability Champion award winner for multiple years in the large municipality category. In 2018 was awarded Gold Star Standards in Energy.
Other awards include $30,000 for the Gardinier Grant - Microgrid Feasibility Study and NJ BPU Town Center DER Microgrid Project.
GbD has given management oversight of Local Government Energy Audits program and implementation of recommended energy efficiency retrofits and renewable energy installations on muni buildings; preparation of Energy Efficiency and Conservation Strategy (EECS), Carbon Footprint Analysis, and Climate Action Plan.
Since the first quarter of 2017, GbD has been advising and guiding CAPC on industry-standard best practices for the energy-related rehabilitation work being completed on a number of homes across the state in order to determine compliance with the energy-related intent of the Department of Community Affair’s Neighborhood Enhancement Program. This year alone, CAPC and GbD have closed out eighteen (18) houses, helping the low-income community with energy conservation and efficiency.
